Signs of Metal Roof Damage

Some of the common signs of metal roof damage that you should look out for are:
  • Leaks: Leaks are the most obvious and serious sign of metal roof damage. Leaks can cause water damage to your insulation, structural components, inventory, equipment, and furnishings.
  • Rust: Rust can weaken your metal roof and make it more prone to leaks and cracks. Rust is caused by exposure to moisture and oxygen over time.
  • Dents: Dents can occur due to hail, debris, or heavy foot traffic on your metal roof. Dents can affect the structural integrity and performance of your metal roof.
  • Loose panels: Loose panels are a sign of improper installation or thermal expansion and contraction of your metal roof. Loose panels can create gaps and openings that can allow water and air infiltration into your building.
  • Cracks: Cracks are a sign of stress or fatigue that can occur due to thermal expansion and contraction, wind uplift, or improper installation.
  • Oil canning: The visible waviness or buckling in the flat areas of metal panels. Oil canning is an inherent characteristic of light-gauge, cold-formed metal products and is not considered a defect.
  • Scratches: Scratches are a sign of abrasion or friction that can occur due to debris, tools, or foot traffic on your metal roof. Scratches can damage the protective coating of your metal roof and expose it to corrosion and rust.

Metal Roof Replacement Process

Once you schedule a no cost roof inspection, one of our knowledgeable team members will assess your roof and provide you with a no cost estimate for your review. We will make sure to answer any questions you may have after you review the estimate to make sure you are comfortable to move forward with your roof project.

After you sign the estimate with us, you will receive a Notice of Commencement (NOC) for your signature so that we can pull the permit with the Municipality where your property is. You will also receive a color selection sheet so you can select the brand and color that you want. Once we have all the paperwork and material on-hand, we will schedule your job and the following steps will take place:

Day 1: Material for the dry-in will be delivered to the house and loaded onto the roof.

Day 2: We will begin the tear-off.

  • Our crew will show up with a 6-10 workers depending on the size of the roof. We try to tear-off the entire roof in one day. Sometimes due to extra plywood and fascia needing to be replaced we may have to send a few workers out for a second day.

  • We will bring plywood and tarps to protect the driveway, ac units, exterior pumps and equipment, and as much landscaping as we can reasonably cover.

  • We use dump trailers to dispose of the construction debris so there is less chance of damaging the driveway and also because this allows us to not leave anything in the driveway overnight.

  • Jobsite will be cleaned thoroughly before we leave for the day.

Day 3 or 4: The local municipality will come out to perform an inspection of the dry-in.

Day 3 or 4: Our supplier will run the metal package on site and stage on the driveway.

Day 5-7: Our crew will install the metal and perform a final cleaning of the jobsite.

Day 7-10: Any required soffit, fascia, and gutters will be completed once the metal installation is finished

Day 7-10: Final Inspection from the local authority.

Metal Roofing Install Process

  • The metal panels will be delivered onsite and custom cut according to a cut-sheet that factors in the roof geometry and dimensions.

  • The panels will be installed and fastened with 1 ½” pan head screws attached into 1 side of the metal panel, the other side of the metal panel locks into the previous metal panel above where it is screwed in.ry and dimensions.

  • Once all panels are installed, the Hip and Ridge trim will be installed to finish out the roof.

  • All roof plumbing vent penetrations will be waterproofed with neoprene boots and polyurethane sealant.

3. Aluminum Metal Coil & Sheet Metal

Aluminum

Pre-Painted Prime Grade Aluminum

When it comes to metal roofing and metal wall panel systems, Aluminum is a premium choice thanks to its superior corrosion resistance. Known as the lightest metal roofing material available, aluminum is approximately 1/3 the weight of steel, but its strength-to-weight ratio is one of the highest of the common metals (think airplanes). Its light weight combined with resistance to corrosion and high heat make it an ideal material for metal roofing and metal wall panels, especially in coastal environments exposed to regular salt spray. Aluminum is very malleable making it easy to work with when roll forming metal panels and it’s 100% recyclable. Aluminum naturally reflects light and emits heat so its also energy efficient.

4. Copper Metal Coil & Sheet Metal

Copper

Architectural Copper, 99% Copper Sheet

Copper coil and flat sheet is skillfully made in the USA with superior flatness and surface quality for peak performance. The inherent protective properties in copper metal roofing and architectural accents mean they will never rust or corrode while remaining virtually maintenance-free. Natural antimicrobial qualities resist fungus and bacteria growth leaving copper surfaces mold- and rot-free. And with its extremely high melting point, having a copper roof is also an excellent hedge against catching fire from a nearby structure since the material is non-combustible.
